VANDERPUMP Rules' Ariana Madix has taken out a massive loan on her new Los Angeles mansion, The U.S. Sun can exclusively reveal.
Ariana, 38, purchased her new $1.6million home on March 19, two months after she sued ex Tom Sandoval to force the sale of their own home.
To make the $1.6million purchase, The U.S. Sun has learned that the reality star took out a loan that was half the price of the sale.
According to court documents obtained by The U.S. Sun, Ariana took out a $800,000 loan from a mortgage company.
She has 30 years to pay off her mortgage.
The three-bedroom, two-bath mansion is located just over six miles away from her former "dream home" she shared with her boyfriend of nine years.
It was originally built in 1962, but has since undergone a complete renovation with stainless appliances and brass finishes among other upgrades.
The private backyard has enough space to entertain friends and family and a deck to take in views of the Hollywood sign.
It's unclear if she has started moving into her new abode, but she's expected to remain in New York City until April 7 when her appearance in Chicago as Roxie Hart has its last show.
Meanwhile, Ariana and Tom, 40, and their lawyers have a conference scheduled for June to discuss the sale of their $2million Valley Village home, which they purchased in February 2019.
The Broadway star sued her ex the beginning of January since they could not come to an agreement on how to sell their home.
Court documents obtained by The U.S. Sun state that Ariana wants a "partition by sale" meaning she wants a judge to order them to sell the home and split the cash from the sale.
She's not interested in a "division of kind," which would allow them both to keep ownership interest in the property.
In the April 2 episode of Vanderpump Rules, Ariana and Tom got into an explosive fight, leading her to bring up their "dream home."
The ex couple have remained in the shared home and have Tom's assistant, Ann Maddox, help mediate the awkward living situation.

Before news broke in early 2023 of Tom and Raquel Leviss', who now goes by Rachel, longtime affair, Ariana admitted that she had $2k in her bank account.
The U.S. Sun also reported the Single AF Cocktails author was "on the chopping block" since she was "boring" and producers, per a source, "believed she didn't bring anything to the table."
However, once the cheating scandal came to light, Ariana was inundated with campaign offers and partnerships.
She has since teamed up with brands such as Bloomingdales, Bic Razor, SoFi, Truly, Lay's and Raising Cane's among other big names.
The U.S. Sun reported she has landed upwards of $1million in deals.
Her net worth, per Celebrity Net Worth, is now estimated to be $2million - which includes her 2023 Dancing With the Stars stint and Lifetime movie role.
In addition, Ariana's opening week on Broadway was Chicago's highest-grossing non-holiday week in the revival’s more than 27-year history, according to Broadway World box office reports.
For the week ending on February 4, Chicago grossed more than $939,000 and played at 97 percent capacity.
It is unknown how much she actually got paid to appear as Roxie.
Next, she's set to host Love Island after replacing Sarah Hyland.
"Talk about a bombshell," Ariana shared in a recent Instagram video.
"This summer I'm trading rhinestone buckles for bikinis. I'm hosting the next season of Love Island USA streaming this summer on Peacock. I can't wait to stir up some trouble in paradise."
SHATTERED DREAMS
In the most recent VPR episode, while at James Kennedy's house, Ariana began the fight by bringing up their dog Mya, whom Tom accidentally locked into her room.
"You want to come back at me about the litter box when you almost killed my f**king dog? Do not go in my room," she screamed.
"That is the only safe space I have in that home because you f**king wrecked it."
She also brought up that Tom left the back door of their home open and yelled, "One more example of your carelessness and your f**king callousness when it comes to the house that was my f**king dream house and my f**king children."
Tom responded by encouraging Ariana to "put on your big girl panties and respond to an email."
Before bringing their battle in front of the court, the singer attempted to buy the home by sending Ariana an email, which she has taken her time to respond to, he claimed on the show.
The Something About Her co-founder threatened to call 911, claiming she was "being harassed" by him and continued to scream at him, saying he ruined her life and her home.
Tom noted, "You've already got everything, Ariana! You've got all the campaigns, now you're going to take my assistant?"
